What are the up front costs to move in?

What does the administrative fee cover?
The one-time administrative fee reserves your patio home and covers all administrative handlings regarding move-in/move-out and throughout your residency.
How much is the Pet Deposit and Pet Rent?
We welcome cats and dogs to live at our properties and we’re thrilled you’d like to bring your furry friend with you!

<li>Animal Policy Type: Cats and Dogs are allowed. Reptiles, fish, and other pets may also be permitted with prior approval.</li>
<li>Pet Application Fee: $65.00</li>
<li>Pet Deposit: $300 per pet (Refundable)</li>
<li>Max Number of Pets: 3</li>
<li>Monthly Pet Rent: $15 for the first pet, $10 for the second and third.</li>
<li>No pet application fee, pet deposit, or monthly pet rent will be charged for a verified service animal.</li>

Do you offer In-home assistance and care services?
Yes. Tera Vera partners with Phoenix Home Care & Hospice to offer the Service Our Adult Residents (SOAR) Program, which provides supplemental in-home wellness and lifestyle concierge services designed to support independence and quality of life for older adults. Through this program, residents may utilize up to four compensated hours per month for eligible services. For those who would like additional support, extra service hours can be arranged at the resident’s expense, offering added flexibility. Services include (but are not limited to): personal care such as grooming and bathing, medication reminders, meal planning, grocery shopping, housekeeping, laundry, transportation to and from appointments, letter writing, and dog walking. This program is designed to support daily living needs while promoting comfort, independence, and peace of mind for our residents.

Yes, we offer security on a patrol rotation and for after-hours calls.
